2 PRESENTATION OF THE MUNICIPALITY OF JESENICE The municipality of Jesenice, which has an area of 75.8 km 2, is situated in the north-west of Slovenia. To the north, it is defined by the mountains of Klek and Golica, and the Suha saddle on the Austrian border, and to the west by the Karavanke tunnel, which provides the shortest road connection for the Upper Sava Valley and the rest of Slovenia with Western Europe. The municipality of Jesenice comprises a large part of the Sava Valley as well as side valleys in the Karavanke range and the Julian Alps. The Municipality of Jesenice has been well known for sports, in particular ice hockey, which is played in the recently renovated Podmežakla sports hall. Several excellent ice-skaters and skiers, known in Slovenia and worldwide, come from this area. The town of Jesenice is approximately 400 km from the major European cities of Munich and Vienna, 250 km from Zagreb, while the distance to the ports of Koper and Trieste is less than 200 km. The international airport of Ljubljana is 45 km from Jesenice, while the city of Ljubljana, Slovenia's capital, is 65 km away. The Municipality of Jesenice is the third largest in Gorenjska, the largest municipality in Upper Gorenjska, and an important administration centre. In addition to other institutions, the Municipality of Jesenice is home to the head office of the Jesenice Administrative Unit, which embraces the municipalities of Kranjska Gora, Žirovnica and Jesenice. The Municipality of Jesenice is also a social, cultural and sports centre, with a rich tradition of cultural events and cultural institutions (the Public Library Jesenice, the Tone Čufar Theatre, the Gornjesavski muzej Jesenice (museum), with its rich iron-working collection, and the Jesenice Music School. The old iron-working facilities at Stara Sava are among the best preserved in Central Europe. 2

3 The municipality has a well-developed network of nurseries, elementary and high schools that all have a long tradition. In addition, it is home to the Faculty of Nursing, which educates well-trained professional staff for the needs of the social and health-care institutions of Upper Gorenjska, including Jesenice General Hospital. The municipality has an appropriately developed and regularly maintained infrastructure, including a water-supply system, a sewage system, refuse collection and disposal, a gas pipeline, a hot-water pipeline, other energy facilities and a transport infrastructure (road and railway networks). The Municipality of Jesenice has at its disposal a lot of spare capacity at the municipal landfill of Mala Mežakla, which has the status of a regional landfill. These plots are accessible via national and municipal roads. An abandoned industrial siding is situated next to the plots. Plavški travnik II between the Sava river and the motorway Location description: The plots of land are located in the business zone Plavški travnik II less than 1 km from the motorway exit Jesenice West. These plots of land are accessible via national and municipal roads. RS 108/2009, and amendments) Allowed business activities: commercial and service activities on condition that a parking area for the employees and visitors should be organised on the common functional land of the facility. 7 3. Plavški travnik I Truck-parking area Location description: The plots of land represent an asphalted and (partially) gravel parking area, and are located in the business zone Plavški travnik I. They are less than 2 km from the motorway exit Jesenice West. These plots of land are accessible via national and municipal roads. An industrial siding is situated next to the plots. 8 4. Blejska Dobrava motorway exit Jesenice East Location description: The property is located very close to the motorway exit Jesenice East. This is a residential building at Blejska Dobrava 1, with a net floor-plan area of m², also suitable for a business activity. The property is accessible via national and municipal roads. Total land area: 584 m² List of land parcels (cadastral municipality Blejska Dobrava): 1534/10 Ordinance on a municipal spatial plan for the Municipality of Jesenice (Ur. l. RS 110/2013) Allowed business activities: production (processing) and craft industry, trade and service activities, transport and warehousing, catering and tourism, commerce, cultural, entertainment, recreational and sports activities, other activities. In the Pančur area, tourist accommodation facilities are allowed (a motel or hotel). Existing apartments may be reconstructed or renovated. Also, their intended purpose of use may be changed. 9 5. Strelska ulica street Location description: The plots of land are located at Slovenski Javornik (1 km from Jesenice), and are intended for the construction of housing. They are less than 1.5 km from the motorway exit Jesenice East. These plots of land are accessible via national and municipal roads. Total land area: 1356 m² List of land parcels (cadastral municipality Jesenice): 2199/1, 2199/2 Ordinance on a municipal spatial plan for the Municipality of Jesenice (Ur. l. RS 110/2013) Allowed business activities: apart from residential use, commercial and tourist activities, for example, accommodation premises, like apartments; however, production and agriculture are not allowed. An area of up to 100 m² can be used for other activities. 10 6. Hrušica 5, Hrušica Business premises Location description: The property is located in the settlement Hrušica (1 km from Jesenice), and is less than 1 km from the motorway exit Jesenice West. The business premises have a net floor-plan area of m² and are located in a residential and business building at Hrušica 5. The property is accessible via national and municipal roads. The real estate is accessible via national roads. Business zone Jesenice Location description The real estate is located in the immediate vicinity of the administration centre Jesenice, on the vacant land of the former Jesenice Iron and Steel Works. This is construction land (a building plot), over 100,000 m² in area, intended for commercial activities, less than 2 km from the motorway exit Jesenice East. The land is accessible via national and municipal roads. Total land area: 102,369 m² List of land parcels (cadastral municipality Jesenice): 1247/24, 1247/25, 1247/93, 1247/94, 1247/210, 1247/211, 1247/219, 1247/131, 1247/141, 1247/146, 1247/163, 1247/164, 1247/180, 1247/186 Ordinance on a town-planning scheme for Jesenice (Ur. l. RS 119/2002, and amendments) Allowed activities include production, servicing and repairs, warehousing and trade. Municipal infrastructure: a water-supply system is provided in the immediate vicinity of the area. Energy infrastructure: electricity, natural gas. 13 9. Area of a detailed spatial plan Črna vas Location description: The real estate is located in the immediate vicinity of the Jesenice East motorway exit. These are building plots, around 9,000 m² in area, intended for business activities. A new, direct connecting road between the motorway exit and the location is under construction. Transport infrastructure: the construction of a bypass road that will connect the area with the motorway is anticipated in

14 10. The Podmežakla area (Pod Krajam) Location description: The real estate, with an area of approximately 13,000 m², is located in the vicinity of the administration centre Jesenice. The preparation of a detailed municipal spatial plan (OPPN) required for the construction of residential housing with different social activities is anticipated for the area. The real estate is less than 2 km from the motorway exit Jesenice East, and is accessible via national and municipal roads. Total land area: 12,877 m² List of land parcels (cadastral municipality Jesenice): 802/3, 802/12, 802/13, 802/33, 804/1, 804/16, 804/17, 804/18, 804/19, 805/3, 805/4, 805/5, 805/6, 805/7, 805/8, 805/9 Ordinance on a municipal spatial plan for the Municipality of Jesenice (Ur. l. RS 110/2013), OPPN anticipated for the Pod Krajam area, planning entity J2/SS10). Residential housing that allows the provision of social activities is allowed. Town-planning scheme for Za štreko Straža Location description: The area is located between the railway Jesenice Ljubljana to the south, and the Straža slope in the east, and has an area of 33,000 m². The area is intended for the construction of residential housing and for supporting activities for the needs of housing, such as catering, trade and non-disturbing service activities. The area is 2 km from the motorway exit Jesenice East, and is accessible via national and municipal roads Total land area: 33,702 m² List of land parcels (cadastral municipality Jesenice): 1644, 1920, 1921, 1922, 1923, 1924, 1925, 1926, 1927, 1928/1, 1928/2, 1929/1, 1929/2, 1929/3, 1930, 1931, 1932/1, 1933, 1934/1, 1935/2 Ordinance on a town-planning scheme for Za štreko Straža (Ur. l. RS 94/2002) The construction of residential housing and facilities for supporting activities for the needs of housing, such as catering, trade and service activities is allowed. 16 12. Kamnolom (Quarry) Trebež Location description: The real estate is located at the edge of the settlement Trebež (village Koroška Bela). Around half of the land is located in a forest, while the other half is construction land intended for production activities. The allowed activities include production and craft industry, trade, services, warehousing and other commercial activities. The real estate is less than 2 km from the motorway exit Jesenice East, and is accessible via national and municipal roads. Land area: around 3,000 m² Land parcel (cadastral municipality Koroška Bela): 597/237 Land register: the parcel is entered in the land register.
