8 DOWNTOWN RETAIL STATISTICS THE RETAIL STUDY - Robert Charles Lesser & Co. Real Estate Advisors There are approximately 556,000 square feet (SF) of retail space in the Downtown Huntsville CBD. The vacancy rate in the CBD is 4.7%, which is below the MSA average of 6.1%. The majority of the CBD s retail spaces are older and small, with most built before the 1970s and smaller than 10,000 SF. Total spending each customer segment supports an additional 275, ,000 SF of retail over the next five years. 215,000 to 265,000 SF of new retail would be realized based on re-capturing existing retail leakage, plus an additional 60,000 of new demand from household and employment growth. Even with the delivery of all of the retail projects in the pipeline, about 70,000 SF under construction and an additional 63,000 SF proposed, there will still be structural demand for retail downtown. In addition to restaurants, more fashion and services is imminently supportable. In 2016, the Von Braun Center had more than 800,000 visitors to its shows and exhibitions. TOURISM - Huntsville/Madison County Convention & Visitors Bureau Every household in Huntsville/Madison County saves more than $650 in taxes as a result of travel expenditures. The 2016 economic impact of travel was $1.9 billion in Madison County alone.
