Property also has a Snow Park with lift during the winter and operates a very profitable parking business. The Park has access to many miles of forest service roads that access beautiful lakes, meadows, and mountains in the Tahoe National Forest. Approximately 80% of the Park s business is from customers with jeeps, atv s, quads, motorcycles, etc. accessing the forest service trails. 15%-20% of the Campground business is tenting. Most of the electric pedestal are 30 amp with some 50 amp, four wells for water, and a sewage treatment plant operating at 25% of capacity allowing for more RV sites to be put on sewer. Rental rates are $34 and $38 Daily and $204 and $228 Weekly. The motel units are $80 and $90 per night. The Sellers will finance the property after an acceptable down payment at 6% interest for 10 years.
