4 SITUATION The Hazel Manor Estate is situated on the northern slopes of the Mendip Hills, an Area of Outstanding Natural Beauty, and has the benefit of outstanding views across both Blagdon Lake and Chew Valley Lake. The nearby village of West Harptree provides a general stores/ post office/delicatessen. A comprehensive range of shopping facilities is available at Chew Magna (about 4 miles away). Bristol provides excellent shopping, educational and leisure facilities, as does the historic city of Bath, a World Heritage Site, which is also within easy reach of the property. There are a number of excellent schools in the area, both in the state and private sectors. Private schools in Bristol include Clifton College, Queen Elizabeth Hospital, Bristol Grammar School and Badminton School. Bath offers Prior Park College, Monkton Combe and Kingswood School. Wells offers Wells Cathedral School whilst Millfield at Street, Hazlegrove at Sparkford and King s Bruton are all also within easy reach. The area is well serviced with excellent transport links. The M5 and M4 motorways are within easy reach (about 13 miles and 21 miles respectively). There are regular mainline train services to London, the midlands and the south west available from Bristol, Castle Cary and Bath Railway Stations. In addition, Bristol International Airport (approximately 10 miles to the north) operates regular services to many European cities.

5 HAZEL MANOR ESTATE The Hazel Manor Estate comprises an extensive, predominantly woodland estate, situated on the Mendip Plateau. Permission has recently been granted for the construction of a principal residence of about 490 square meters on the site of Hazel Manor, the original house, which occupied the site until The site is privately situated within the centre of the estate and benefits from views from the escarpment, with access via a mature beech tree lined avenue. The estate has benefitted from significant tree planting throughout its core to provide a wonderful woodland estate, complemented by several parcels of open parkland and pasture. In all, the Hazel Manor Estate extends to nearly 685 acres and is offered for sale as a whole or in up to four lots as follows: Lot 1: Site for the construction of Hazel Manor, Hazel Manor Farmhouse, Hazel Manor Lodge, Hazel Manor Cottage, Coach House, farm buildings, woodland and further land. 6 LOCATION OF CONSENTED DWELLING HAZEL MANOR Hazel Manor was constructed in the latter part of the 19th century as a Victorian hunting lodge. However, in 1929, the property was destroyed by fire. Permission has now been granted for a replacement Edwardian style country house on the site, together with the re-modelling of the estate yard buildings to provide further accommodation, and the creation of formal gardens to further complement the house. Situated centrally within the estate, the proposed house will be immediately surrounded by formal gardens, in turn bounded by orchards, planted to provide a suitable transition between the formal garden areas and woodland, and a ha-ha to connect the garden to the parkland on the escarpment beyond. The site benefits from an established access off the main avenue which runs alongside the walled garden and into the estate yard. The dwelling has been designed in the arts and crafts style of architecture, with a net floor area of about 490 square meters (5,246 sq ft) over two floors, with six bedrooms as set out on the plans below. In addition, the proposal includes adding a first floor to the flat and former stable building to create an Edwardian-style Coach House providing garaging and ancillary facilities to the main house, as well as removing a modern agricultural building to allow for the extension of some of the woodland closer to the estate yard. 13 HAZEL MANOR FLAT Hazel Manor Flat was converted from the former estate office and is situated within the centre of the estate off the central courtyard, close to Hazel Manor Cottage and the site of the new house. Constructed of stone elevations under a tiled roof, the accommodation comprises a kitchen, bathroom and single bedroom. However, permission has been granted for the accommodation to be re-configured as ancillary accommodation over the first floor of the coach house, due to be constructed in conjunction with the new manor house. Outside, the estate yard provides parking within the large concrete yard. In turn, there are two modern steel portal framed livestock and storage buildings. 18 THE LAND The land is predominantly planted to woodland although there are also several good sized areas of pastureland across the estate. The majority of the woodland was afforested in two phases over the winters of 2000/2001 and 2001/2002 under the English Woodland Grant Scheme (EWGS). The planting mix is predominantly mixed broadleaf comprising four core species of oak, ash, beech and sycamore. These are supplemented by more minor species such as wild cherry, hazel, lime, field maple, holly, sweet chestnut, birch, aspen, willow, crab apple. There are small pockets of coniferous planting interspersed within the plantations but this is a relatively minor element of the overall mix. This woodland was thinned over the winters of 2012/13 and 2013/14 and some brashing has been carried out over the last two winters. The woodland has been managed to a high standard with wide rides between the compartments providing easy access. In addition to the more recently planted woodland areas, there is a large area of more mature mixed broadleaf woodland known as Compton Wood. This runs along the northern side of the estate and slopes down toward the village of Compton Martin. There are several further smaller enclosures of mature woodland at Ubley Wood, Long Wood, Green Plantation and the Shubbery. In addition to the woodland, there are several parcels of pasture on the estate. The pastureland along the escarpment is included within the EWGS and is therefore not commercially farmed. In addition, there are two parcels of pastureland extending to about 70 acres which are not included within the EWGS and are currently used for grazing and hay making purposes. GENERAL REMARKS AND STIPULATIONS TENURE The estate is offered freehold with vacant possession available upon completion, subject to the existing short term tenancy and licence agreements as set out below: All of the residential properties are occupied under assured shorthold tenancy agreements. The agricultural buildings are occupied under a short term farm business tenancy. All of the pastureland is occupied on short term grazing licence agreements. Follow this road for about one mile until reaching a right hand bend where you will find Hazel Manor Lodge on the left and the gated entrance drive to the Hazel Manor Estate.
