2 THE STATE OF PLAY INCREASING CHOICE FOR TENANTS Our last leasing guide reported that CBD office vacancy in Hobart was the nation s best performing capital city at 4.6% of total stock and it still is! However, signs are starting to emerge that this is changing. Certainly the mainland capitals are trending downwards on vacancy with the exception of Sydney. Hobart is trending upwards but not at an alarming rate. Tenants are now experiencing the opportunity to shop around and this is not a bad thing. Choice motivates landlords to review their market position in terms of: the condition of their premises, encouraging review of building and services performance, their financial expectations and the need to provide best price, whole cost solutions to tenants. Effectively, competition drives innovation and efficiencies. Tenants can and should look to seize this opportunity to achieve long term solutions to accommodation needs and lock away a key business cost rent. The flexibility within the market provides tenants the ability to improve occupation conditions for staff. Happier staff will in turn improve productivity and staff retention.
