3 OVERVIEW The Building Owners and Managers Association (BOMA) of Canada has announced the winners for its National Awards. This year s gala, held at the Fairmont Le Château Frontenac in Quebec City on September 17,, was celebrated in conjunction with the twenty-fifth anniversary the organization s national conference and exhibition, BOMEX. The Outstanding Building of the Year (TOBY) Awards are the highest honour in the commercial real estate industry. They aim to recognize quality and reward excellence in building management. The judging process looks at a variety of factors, including community impact, tenant relations, building standards, energy conservation, environmentalism, regulatory standards, sustainability, emergency preparedness, security and personnel training. The BOMA Canada National Earth Awards highlight buildings that have achieved excellence in environmentally sound commercial building management and resource preservation. Like the TOBY Awards, judging is based on many factors, including a building description that includes a summary of their work, reduction of environmental risk, indoor air quality & green cleaning, energy conservation, recycling, water conservation, interior finish, green purchasing policy, occupant communication & education, as well as a case study. The Pinnacle Awards are BOMA Canada s chance to put the spotlight on companies that have shown the highest standards of work that all BOMA members and their staff should reach for. The category looks to reward innovation, customer service, commitment to clients and teamwork. The BOMA Canada Chairman s Award recognizes an individual s leadership and commitment in service to the organization and its members. And finally, the first ever Vyetta Sunderland Scholarship Award acknowledges a Canadian student who is seeking to enter the property management industry, or is in the process of bolstering their career skills. CIBC BUILDING Halifax, Nova Scotia Owner: Crombie REIT Manager: Crombie REIT The CIBC Building reached new heights with its TOBY Award in the 100, ,999 Square Feet category at the BOMA Canada National Awards. Located in the middle of Halifax s Central Business District, the 16-storey CIBC Building has been making a statement on the city s skyline since The property is a veritable hub, connected with seven office buildings, four hotels and some of the city s premiere shopping, dining and entertainment destinations. It also has the honour of being the only building in Nova Scotia that is managed by a team that has won a BOMA Nova Scotia Pinnacle Award for Customer Service. Entering into the main lobby via Barrington Street, visitors are greeting with a recently upgraded space that features marble walls and floors. The property boasts 206,211 square feet of office space, with another 2,700 square feet of storage. CIBC Building is also a green leader in Canada s east coast. Its dedicated bike facilities service some 400 registered users and include storage, lockers, showers and a repair station. For their investment, Crombie REIT was named Most Cycle Friendly Landlord by the Halifax Cycling Coalition. The property also features a green parkade and two electric vehicle charging stations. And a 2014 retrofit brought in LED lighting that saves 350,000 kilowatt hours each year. Through its sustainable choices, the building has managed to reduce energy consumption by 1.6 million kilowatt hours every year since For its forward-thinking actions, CIBC Building was recognized in with a BOMA BEST Gold certification. In addition to protecting the environment, CIBC Buildings is designed with accessibility in mind. All main entrances are wheelchair accessible, and it features barrier-free washrooms. Elevators include systems to aide the visually impaired, and a Braille system is in place for wayfinding. While CIBC Building has achieved much, it is not content to rest on its laurels. In, the property launched a rain water collection program that holds up to 2,000 litres, which is then used for interior and exterior landscaping. And the property also partnered with Litron s lamp recycling program, which saves fluorescent lamps from landfill and instead disposes of them in the most environmentally friendly way possible. This year, CIBC Building started trials for a carpooling program aimed at tenants, where sharing rides and cutting down emissions is rewarded though reserved premium parking spaces. And, for those without cars, the property has even partnered with car sharing service CarShareHFX. Building owner and manager Crombie REIT has made getting to and from CIBC Building convenient for travellers. Through a partnership with Halifax Transit, it has arranged to be the Link High Speed Transit Service s main bus arrival and departure location, with stops in Bedford, Dartmouth, Sackville and Cole Harbour. And a separate partnership with MetroLink services travellers from Tantallon and Hammonds Plains with high speed busses as well. As a vital travel artery, CIBC Building is a hub for more than 12,000 bus passengers every single day. Manager: Colliers International Mississauga Executive Centre 4 (MEC 4) is turning heads with its TOBY Award in the 250, ,999 Square Feet category at the BOMA Canada National Awards. Located in downtown Mississauga, the premiere business hub of Toronto s largest suburb, MEC 4 is centrally located to meet the needs of tenants and visitors alike. The sixteen-floor building springs from 20 acres of lush landscaping. With nearly 270,500 square feet of space, the Class A office building boasts a 98 percent lease rate, and quality tenants including Intact Insurance, RBC Dominion Securities and Elemental Financial Corporation. The building s lobby underwent a renovation in 2012, and guests now marvel at the modern space, showcasing black granite walls, Parisian limestone floors and, most recently, the modern and modular lobby seating. Travel to and from MEC 4 has been made easy, thanks to nearby Mississauga transit and GO Transit stops. FT FINANCIAL DRIVE Toronto, Ontario Owner: bcimc Realty Corporation Manager: Bentall Kennedy (Canada) LP Toronto s 6880 Financial Drive is the big winner of the TOBY Award for the 500,000 1 Million Square Feet category at the BOMA Canada National Awards. The Toronto facility is made up on two nine-story office towers connected by a two-storey link with a mechanical penthouse. The building was designed to cater to the needs of its sole tenant, RBC Financial Group. With more than 6,000 staff and several call centres located within, 6880 is always staffed and buzzing 24 hours a day, seven days each week. And even with all that activity, the property aims for energy efficiency and sustainability, a value that is seen through its BOMA BEST Gold certification. Sitting on a 25 acre site, 6880 Financial Drive features more than one kilometre of walking paths, and park-like landscaping highlighted by a pond, perennial gardens and a magnificent fountain. The property s onsite parking contains space for 4,300 vehicles. And thanks to its convenient location, 6880 is also serviced by public transit from Mississauga, Brampton and regional GO Transit. The top prize for the biggest building was taken by Commerce Court, which won the TOBY Award in the Over 1 Million Square Feet category at the BOMA Canada National Awards. The AAA complex springs out of downtown Toronto s financial centre, offering a grand total of 2.2 million square feet for tenants. Today, its four towers also feature 115,000 square feet of underground retail space with 52 shops and eateries for tenants and guests, in addition to a 600-seat food court. Toronto complex has always looked to innovate by honing its energy efficiency and sustainable practices. Commerce Court s leadership in sustainability was recognized in 2002, when they became the first office towers in Toronto s downtown banking core to receive BOMA BEST certification today, they have reached Gold standards. The complex was certified LEED Gold in 2012, and received the acclaimed BOMA Earth Award in 2010 and again in Commerce Court s history of success shows that the biggest buildings can also be some of the best. 9 CORPORATE FACILITY INDUSTRIAL ALLIANCE FINANCIAL GROUP HEAD OFFICE Quebec City, Quebec Owner: ia Financial Group Manager: ia Financial Group Industrial Alliance (ia) Financial Group Head Office moved to the head of the pack with its TOBY Award in the Corporate Facility category at the BOMA Canada National Awards. The property has been standing out since it first opened in The captivating art-deco building was designed by New York architect Arthur O. Angilly. Three expansions later the last being completed in 2002 ia Financial now has a footprint of nearly 255,400 square feet across its four floors. The building itself is a work of art, featuring a mix of orange brick and Indiana limestone, while four columns in the middle of the building frame its original entrance. Outside, guests and tenants are greeted by two extravagant elm trees, which symbolize the strength and longevity of Industrial Alliance. The head office s exterior is only part of the property s charm; inside, the building s great room designed to fit 300 employees features a grand concrete arch that spans 30 metres. The entrance also boasts a magnificent piece of artwork by Jean Dallaire, entitled Québec sous le régime franç. To protect the artwork, valued at $1 million, the hall even features a specially designed lighting system. And though the building itself is a great beauty, Industrial Alliance Financial Group Head Office has also worked hard to protect the world s natural allure: its BOMA BEST Gold certification reveals the property s commitment to energy efficiency and sustainability. LE 2020 ROBERT-BOURASSA RENOVATED BUILDING Montreal, Quebec Owner: Canada Inc. Manager: Industrielle Alliance Change is good. It is especially good for Le 2020 Robert-Bourassa, which received the TOBY Award in the Renovated Building category at the BOMA Canada National Awards. Located in downtown Montreal s bustling Quartier des spectacles, Le 2020 Robert-Bourassa is a spectacle unto itself. The Class A building, nicknamed Le 2020 during its construction in 1973, is now a hallmark of the French city. With 30 floors and 636,000 square feet of space, Le 2020 underwent a transformation between 2013 and. Its main entrance was shifted to the corner of Robert Bourassa and De Maisonneuve Boulevards, and parking was moved from the second and third floors to the basement a decision that created 80,000 square feet of new leasable office space. Last but not least, a renovated terrace on the fourth floor now offers a unique outdoor area with breathtaking views into the heart of Montreal. With its choice location at the intersection of two of Montreal s central transportation arteries, as well as direct access to the Montreal metro, the BOMA BEST Gold certified building is a dream for tenants and guests. 10 HISTORICAL BUILDING 111 RICHMOND STREET WEST Toronto, Ontario Owner: Oxford Properties Group Manager: Oxford Properties Group Heritage buildings can be innovators too something that 111 Richmond W has shown with its TOBY Award in the Historical Building category at the BOMA Canada National Awards. 111 Richmond W was designed by architect Peter Dickinson and erected in 1954 as the new head office for Yolles & Rotenberg Construction Engineers and Developers. The nearly 258,000 square foot building was also the first office in Toronto to feature automatic elevators. In 2000, it was designated a Heritage Building. 111 Richmond W is a hit with its tenants, who reported a 100 percent overall customer satisfaction rate during Oxford s latest survey. In fact, 99 percent of respondents said they would recommend to their employer that they stay in the building. And it s easy to see why: as part of Richmond-Adelaide Centre, it is near a range of amenities including a day care facility operated by George Brown Centre of Early Childhood Education, with workers at the property receiving priority placement. And with 111 Richmond W s prime location in downtown Toronto, it boasts a connection to the city s bustling underground PATH system, replete with a new 400-seat food court and access to a hidden world of shops and amenities. Manager: Morguard Investments Limited Centre de la Cité Pointe-Claire has marked a major achievement with its TOBY Award in the Suburban Office Park Mid Rise category at the BOMA Canada National Awards. Located in the West Island, one of Montreal s busiest communities, Centre de la Cité Pointe-Claire acts as a beacon for the island its two glass and aluminium towers connected by a single-storey atrium make a distinctive mark in the province s largest city. 14 RETAIL BUILDING POLO PARK SHOPPING CENTRE Winnipeg, Manitoba Owner: Ontrea Inc. Manager: The Cadillac Fairview Corporation Ltd. Polo Park Shopping Centre was honoured with the TOBY Award in the Retail Building category at the BOMA Canada National Awards. The Winnipeg-based Polo Park is the largest shopping and entertainment complex in Manitoba and the 13th largest enclosed shopping centre in Canada. The giant complex has the customer base to boot, with 10 million visitors flocking to the destination in 2014 alone. Polo Park features 200 stores and restaurants 32 of which are not found anywhere else in Winnipeg. This popular complex sees average annual sales of $870 per square foot. Located near downtown Winnipeg and minutes from the Winnipeg James Armstrong Richardson International Airport, Polo Plaza has been serving shoppers for more than 50 years. Constructed as an open-air mall in 1959, Polo Plaza saw renovations in 2008 and a redevelopment two years later. In 2014, its former Zellers location completed a $49 million redesign. Polo Park s most recent renewal involved the renovation of 114,000 square feet, encompassing new and existing retailers. In addition, the renewal brought in a revitalized second-level parking entrance, along with amenities such as a new washroom area and the installation of 370 square feet of new skylights. 15 HEALTH CARE FACILITY MONTREAL GENERAL HOSPITAL/ MCGILL UNIVERSITY HEALTH CENTRE Montreal, Quebec Owner: Montreal General Hospital/ McGill University Health Centre Manager: Montreal General Hospital/ McGill University Health Centre Montreal General Hospital (MGH) and Mc- Gill University Health Centre were recognized with the Earth Award in the Health Care Facility category at the BOMA Canada National Awards. The MGH has been a world leader in the health care sector since its creation in 1960, and today is one of the busiest hospitals in the vibrant Montreal area. With its downtown location, MGH has a Walk Score of 92, and is close to a host of local and regional public transit, shops and restaurants. The property spans 1,116,540 square feet and features 24 floors. The building has undergone a series of refurbishments in recent years to improve its energy efficiency. In 2008, high-efficiency boilers were brought in for the property s closed loop hot water system. Matched with the facility s heat recovery mechanisms, a state-of-the-art computer management system and a cool water circuit for summer months, it is no wonder that the hospital was the first in Canada to receive a BOMA BEST Platinum certification. But the MGH/McGill University Health Centre is not stopping there new modernization projects are expected to soon be underway in order to bolster its already sterling energy standards. 16 INDUSTRIAL OFFICE BUILDING HEAVY EQUIPMENT TRANSPORTATION CENTRE Winnipeg, Manitoba Owner: Red River College Manager: Red River College Red River College s Heavy Equipment Transportation Centre (HETC) had a big win in the Earth Award s Industrial Office Building category at the BOMA Canada National Awards. HETC is located at the College s main campus in Winnipeg, providing a 48,000 square foot, two-storey practical and flexible training space, with an additional 12,000 square feet of office and student support areas. Opened in 2009, HETC provides high-tech transportation training at Manitoba s largest applied learning and research campus, which boasts more than 30,000 students each year, 400 of whom train at HETC. And HETC is not just content with being the biggest facility of its kind in Manitoba; it has taken steps to be the greenest, as well. HETC incorporates innovative and sustainable features that provide a healthy and safe learning space. Heating and cooling is provided by a geothermal heat-pump system, which uses ground water as a heat source in the winter and cooling source in the summer. A solar wall system, which spans HETC s south-facing wall, provides solar heating to outdoor air delivered to the classrooms. In addition, heat wheels are used to recover exhaust heat from air leaving the building to increase the overall efficiency of the heating system. 17 expansive windows, and clerestories have been installed on the roof to bring in even more natural light to the high bay shop areas, while also promoting natural ventilation. The large southern windows use a fritting pattern on the glass to reduce excessive solar heating and possible glare inside, while also making these windows more visible from the outside, reducing bird collisions. Reducing waste has been part of HETC s mandate since before the building opened. During construction, builders managed to divert 75 percent of debris from landfills. They also used 35 percent locally sourced building materials to cut down the carbon footprint, and one-quarter of all materials included recycled content. For its sustainable practices and focus on efficiency, HETC was the first building of its kind of meet Manitoba s Provincial Green Buildings Policy. The facility has also been recognized with LEED Silver status, and, most recently, BOMA BEST Platinum certification for exemplifying green operations. As a part of Red River College, HETC participates in an electronic recycling program, which diverts batteries, computers, cell phones and other old electronics from the landfill. However, the College doesn t only aim for green practices within its walls; it also wants users to think green on their way to and from the complex, with programs in place that encourage carpooling and cycling. Through all of these decisions, HETC and Red River College aim to promote a healthy environment through a safe and sustainable learning atmosphere. ATB Place, formerly known as TELUS Plaza, has been an Edmonton landmark since Its two office towers the twenty-six storey North tower and thirty-five storey South tower are connected by a main floor and concourse link, containing a grand total of 1.5 million square feet of space. Living green is a focal point of ATB Place. Since 2010, building manager Triovest has ensured that 25 percent of all electricity comes from green power. And through energy audits and retro-commissioning, Triovest is constantly identifying low-cost and high-impact ways of ensuring both energy efficiency and savings. To achieve its eco-friendly goals in waste reduction, ATB Place puts a high value on tenant engagement. It has created a comprehensive recycling program, with metal, paper and cardboard, waste, construction and demolition compactors onsite. Others are starting to take notice of ATB Place s program, which also diverts batteries, electronics and sump waste. The City of Edmonton recognized the property s work with Certificates of Recognition in 2013 and And they weren t the only ones; ATB Place has also received BOMA BEST Gold certification for its focus on efficiency and energy savings. The complex, owned by the Healthcare of Ontario Pension Plan, underwent renovations in 2000, which involved opening up the property s mall areas and adding a three-level skylight system. Additional renovations in 2014 brought in a living wall, adding a breath of fresh air for guests and tenants. And ATB Place has also been making a splash with its reduction in water consumption: as of December 2014, its annual usage was down 57 percent that is 70,023 cubic meters compared to And, since 2001, annual electricity consumption has been reduced by 49 percent, gas consumption went down 39.5 percent and waste diversion rates have risen to 87 percent. One of ATB Place s leading charms is its location. The building rises in Edmonton s 18 National Awards

The Oxford team at Toronto s Royal Bank Plaza has taken a dual approach to perfecting service through its Voice of the Customer and Voice of the Employee practice. 22 CHAIRMAN S AWARD PETER MACHARDY PEMAC & Associates Ladysmith, BC Peter MacHardy has been given the prestigious Chairman s Award at the BOMA Canada National Awards. MacHardy is a former BOMA Chair and Vice-President of National Commercial Property Management at GWL Realty Advisors Inc. He is no stranger to the industry, having worked in property management for a grand total of 46 years. His entry into the world of property management stared at Place Bonaventure in Montreal, where he first got a job as an apprentice electrician. After moving to Eaton s department store a few years later, MacHardy started working with its retail management team. He spent the next 16 years taking on a variety of roles in the business, such as overseeing the construction of several Eaton s locations in Quebec. MacHardy then moved to Canderel, where he was promoted to Senior Property Manager and General Manager of Operations. After a switch to GWL Realty Advisors, he spent fourteen years in a director s position before retiring in Throughout his storied career, MacHardy was always willing to spend time and energy working with new talent and mentoring his employees. SCHOLARSHIP AWARD VYETTA SUNDERLAND SCHOLARSHIP AWARD Daniel Neaves took home the first ever Vyetta Sunderland Scholarship Award at the BOMA Canada National Awards. Neaves is a project consultant of facilities management with the London Health Sciences Centre Victoria Hospital. He started as a maintenance electrician, eventually working his way up to become a facilities project leader at the centre. Neaves is now in the FMA designation program at BOMI, where he is developing his skills to become a facility manager. He says he is passionate about the line of work as it has a direct link to patient safety, and will give him experience in the health services industry. The Vyetta Sunderland Scholarship is an annual award of $2,000 that is given to a Canadian student who is either entering the property management industry or aiming to improve their skills. The award was created in recognition of Vyetta Sunderland, who was the Chairman of BOMI Canada from , and has been a member of BOMI International s Board from 2000 to the present, serving as its Chair from Throughout her years of service, Sunderland has maintained a focus on excellence in property management, and has had a lifelong commitment to education. 22 National Awards
