7 Plant and Equipment The mechanical services include central plant located at roof level for the commercial levels. High efficiency air cooled chillers and hybrid coolers are provided for cooling and heat rejection. Two air cooled chillers and two hybrid coolers will be provided Chilled water will be reticulated via two variable speed drive chilled water pumps to serve all air handling units. Multiple central air handlers will be provided in the roof plantroom, one for each façade and two for centre zones. Commercial office air distribution will be based on a low temp VAV system with high induction swirl outlets for air distribution. The building includes an atrium and smoke exhaust provisions are included. The two carpark levels are mechanically ventilated via plantrooms located at each basement level. Carpark exhaust discharge will be at Level 1 near the loading dock. Lift Services A group of four (4) main passenger lifts service all levels of the building. These lifts are to be combined with an open stair case to provide the main form of vertical transportation to sitting tenants and their visitors. One lift in the group has the capability to be used as a dedicated goods lift when required. There is a platform lift providing access between Level 1 and the Mezzanine level. This lift is exclusively used within the gym. An external lift provide disabled lift access from Level 1 to Level 2. Security The building has electronic security and access control system servicing all points of entry, lifts and car park access. Lighting The internal commercial tenancy lighting has single lamp recessed T16 lamp louvred fluorescent light fittings with surface mounting and T16 lamp fixtures around the perimeter and compact fluorescent downlights around the lift cores and amenities. Fire Protection The building is provided with a fire detection system in accordance with AS An emergency warning and intercom system is provided in accordance with AS Sprinkler protection is provided throughout the building in accordance with AS for ordinary hazard to the carpark and light hazard to the remainder of the building. Fire extinguishers are provided in accordance with AS2444. All systems are compliant with all relevant authorities and are also connected to the Queensland Fire and Rescue Service. Metering All floors are separately metered for gas, electricity, and air-conditioning.
