3 QEW East The QEW East Business Park extends from the - boundary, along the north and south sides of the QEW Highway. The QEW East Business Park offers direct access and exposure to major highways and GO train/bus transit service, on-site amenities and proximity to complimentary services. Largely developed and serviced, the QEW East Business Park includes a diverse range of land uses, employment and building types, and home to some of s largest employers. 4 QEW West The QEW West Employment Area is situated along Highway 403, west of the QEW Highway and Highway 407 and east of Waterdown Road. The area north of Highway 403 along the 403 corridor is prestige, with a large presence of finance and insurance-related businesses. The lands south of Highway 403 comprise a mature area with a more general industrial character, including construction, small scale manufacturing and transportation/warehousing. Q.E.W. 12 Derry Green Corporate Business Park Derry Green Corporate Business Park is located in the Town of, on the south side of Highway 401, at the James Snow Parkway interchange. Derry Green is bounded to the south and east by the Sixteen Mile Creek tributary. Derry Green Corporate Business Park is the second of s two planned employment areas. Derry Green will accommodate the majority of the Town s employment growth to the year It is anticipated that the lands available for development can accommodate approximately 17,000 18,000 employees. The Derry Green Corporate Business Park will have predominately prestige industrial and office uses, with ancillary retail amenities. There will also be an area with rail access dedicated to industrial uses. Derry Green Corporate Business Park is currently receiving final planning approvals by the Town and Region. will then be moving forward with bringing water and wastewater services to the Park. Servicing is expected to be in place by 2016/2017. 13 Burloak Employment District The Burloak Employment District is located on the western edge of, bound by Burloak Road in the west, Twelve Mile Creek in the east, the QEW Highway in the north and Rebecca Street in the south. The Burloak Employment District features the Great Lakes Business Park, which is the largest master-planned development on the QEW Highway corridor. The park comprises of 148 acres of prestige office and industrial land, conveniently located just south of the full Burloak Drive/QEW Highway interchange. The area is complimented with a full suite of retail service amenities such as restaurants, shopping, a fitness facility, and hotels. 14 Midtown Core Employment District ( Urban Growth Centre) Midtown Core Employment District ( Urban Growth Centre) is bound by the CN Rail line to the south, Eighth Line to the east and Iroquois Shore Road to the north. The area has a large concentration of retail and accommodation/food services, with two-thirds of employment within the employment area. The District s industrial lands are located primarily on the south side of the QEW Highway east of Trafalgar Road, and consist of mature general industrial uses. There is an opportunity for redevelopment and intensification of largely underutilized properties, to become a vibrant, mixed-use centre with employment, residential and commercial uses. The Province of Ontario has identified s Midtown Core as an Urban Growth Centre, which defines the area as a transit-connected regional focal point to accommodate a significant proportion of the region s future growth and intensification. 15 QEW East The QEW East Employment District is situated along the north and south sides of the QEW Highway in the eastern side of. The most prominent occupant is the Ford Motor Assembly plant. The surrounding area is home to a number of major office and multi-tenant industrial condominiums, and is highly prestige in character. The area also features commercial, food, retail and accommodations. The District is bounded to the east by the City of Mississauga and the Southdown Industrial Area, which is generally industrial in character and accommodates a large number of construction, transportation and auto repair/service businesses. 16 West Employment District The QEW West Employment District is one of the s largest employment areas. The District abuts both the north and south side of the QEW Highway. The District is diverse in its character and composition of land uses. The eastern portion exhibits a general industrial character comprised largely of construction, small scale manufacturing, transportation and wholesale trade. The western portion has a moderately more prestige character, and has a large presence of manufacturing and multi-tenant industrial/commercial uses. The area on the north side of the QEW Highway, has a prestige character and is comprised of major office and multi-tenant industrial condominiums. Most businesses are small to medium sized. 17 Winston Park Employment District The Winston Park Employment District is a highly prestige business park located on the eastern side of bound by Dundas Street to the north, Highway 403 to the west, Winston Churchill Boulevard to the east, and the QEW Highway to the south. The Park has a wide range of uses, including major office, with a significant cluster of engineering firms, warehousing, logistics and distribution, and manufacturing in a campus-style setting. The District features proximity to on-site amenities and off-site services in proximity to employment area. The Park is virtually built out, but there may be opportunities for infill and redevelopment.
