6 DESIGN FEATURES Features of the Bloomfield Medical Centre, as designed by Leff ler Simes Architects, include: AESTHETICS The design is contemporary in nature with a facade that ref lects the area, whilst internally the accommodation will be modern and sophisticated. SOCIAL DIMENSIONS The project is designed to provide Orange City with one stop high-end medical facilities. AMENITY The design will provide excellent views, controlled access to sunlight, cross ventilation and acoustic privacy. SAFETY AND SECURITY The site will be monitored from each unit and a central location via CCTV and movement detectors. Access to the ground f loor lobby area will be via CCTV and electronic door locks. The front door will be monitored by each unit s colour intercom communication systems. Lifts will be operated by proximity card and will only operate the lift to your door and unit. Unit holder overrides will be provided for inter-unit communication or public access. The car park shall be monitored by CCTV. Private open spaces will be monitored by CCTV and motion detectors. RESOURCE, ENERGY AND WATER EFFICIENCY A centralised water storage tank for common area irrigation will be provided.

9 ENVIRONMENTALLY AWARE The Bloomfield Medical Centre will be environmentally friendly. In keeping with the developers high standard of construction, the buildings will embrace the concept of Ecological Sustainable Development (ESD) and are designed to be as energy efficient as possible. Energy friendly features include: Capture and use of rain water to service WC facilities to common area amenities. Solar efficient performance glazing. Energy efficient state of the art Variable Refrigerant Volumes (VRV) mechanical air conditioning systems incorporating the three pipe system allowing energy to be transferred from warmer zones to cooler zones of the building in an energy efficient manner. Roof top solar hot water to common area amenities.
