5 Background The Jupiter Harbor PUD was approved in 1979 as a Mixed Use PUD including Marina & Restaurant. Chuck Muer s Charlie's Crab on Parcel G opened in The Adjacent Medical Office Building on Parcel F-2 was approved in In 2004 Busch s Seafood opened and later became Brix Italian Fishery. A private recorded shared parking agreement remains in place.

6 Background Council approved site plan on October 15, 2013, per R41-13 with 15 conditions. Administrative Amendment- September 24, 2014 o Reduce square footage o Enhance Architecture Executive Order (State Issued Extension) o 243 day extension o Extension to June 14, 2016 Tonight s Request: 1 st Extension required by Council, June 14, 2017

7 Background Applicant purchased the adjacent office for North American Headquarters of Index Companies. Applicant worked diligent to find the best Restaurant operator. 18 month working with local Jupiter group to own and operate the Restaurant. This group includes many distinguished Jupiter residents including Tucker Fredrickson and Ira Fenton to name a few.

8 Background Architecture plans complete and will be submitted for permit in mid May. Construction is planned to commence in July 2016 and be complete in the Summer of 2017.

23 Conclusion The redevelopment is a substantial improvement for this prime waterfront property and furthers the goals and objectives of the. The plan will provide public access to the Riverwalk and our beautiful blue waterways. The proposed architecture is a substantial enhancement from every vantage point.
