4 Our Hurst Warne region remains a hot spot for freehold property Despite the economic uncertainty of Brexit, the appetite for buying freehold commercial property assets of all types remains very positive. Since the Brexit vote last year, Hurst Warne has conducted over 80m of freehold sales and acquisitions for a diverse group of clients. Demand from both investors and occupiers has been strong since the start of All our offi ces, in Woking, Fleet, Redhill and Leatherhead, have reported an increase in demand and spending power from business occupiers looking to purchase their own premises. Industrial and warehouse occupiers continue to represent the most active amongst the various commercial sectors. Industrial and warehouse investments are now seen by most investors as a safe medium/long term asset class and with the usual herd instinct most property funds and investors are fi ghting to buy the best in class in our region. These buyers are now having to compete with the local authorities and, overseas investors who have also entered the market. Hurst Warne have advised on several large investment acquisitions and sales including advising Surrey Heath Borough Council on the acquisition of part of Albany Park Estate, Frimley for 15.25m. Hurst Warne are now retained for letting, asset and property management on the estate. Another area of strong activity for our business has been in the residential land and Office/PD conversion markets. We have advised numerous clients on sales of development land or office buildings for conversion achieving values between 500,000 to 15m, realising prices that have exceeded our client s expectations. On these sales, we have guided our clients through the planning process where consent is required to secure best value. We expect pricing of freehold property to sharpen during the year. 5 Hurst Warne s Successes Recognised In November 2016, Hurst Warne attended the annual West Surrey Association (WSA) Gala Dinner held at G-Live, Guildford. This annual event incorporates The Surrey Property Awards trophy presentation ceremony and Hurst Warne were delighted to receive the coveted Best Commercial Agent crown. The WSA, established in 1953, is a self-regulating body dedicated to ensuring its members follow best practice and fair play within the property industry. The Surrey Property Awards reinforce the standards upheld by the WSA and encourages best practice through public recognition of excellent service. The winners are decided entirely through public nomination. Mark Leah (Director) who claimed the award said: To receive such recognition is testament to the continued hard work, dedication and professionalism shown by the entire team across our office network. We hope to return in 2017 to emulate this achievement. This was followed in January 2017 by winning the prestigious Estates Gazette: Most Active Agent for Surrey award. The award is judged on the number of successfully completed commercial property sales and lettings (or deals ) secured in the preceding twelve-months. The Estates Gazette is a highly regarded national property publication and its EGi website is the leading property listings website for those seeking business premises. Strong Rental and Capital Value Growth in Industrial/Warehouse Property Sector Across our office network we have seen economic principles playing out; supply dwindling and unrelenting demand forcing prices up. Of all the commercial property sectors Hurst Warne operate in, this has been most evident in the warehouse and industrial sector. In the Blackwater Valley alone, we have estimated there is a total of 7 million sq ft built industrial/warehouse stock and vacancy levels are at 5%. Furthermore, with very little new development planned over the short term, there are no immediate signs of the vacancy rate increasing. Such is the demand for freehold and leasehold units, developer Chancerygate, advised by Hurst Warne, sold and let 7 newly developed units in Farnborough totaling 75,000 sq ft within 6 months. Built to a high specification including minimum eaves heights of 8m in the larger units, all but one unit went under offer or sold before practical completion. The units ranged from 3,500 sq ft to 28,000 sq ft. The estate comprises 24 units totaling 12,000 sq ft which are all let. Furthermore, there is a waiting list of over 20 companies. Rents have risen up to 10-15% in the last 12 months and prime warehouse investment yields have dropped from circa 5.5% to sub 5% in many instances as investors see more rental growth on the horizon as well as the sheer weight of money looking for a better return. Furthermore, Hurst Warne s Woking office have currently no industrial/warehouse stock, having successfully disposed of all their instructions. In short, build industrial/warehouse units and occupiers will come. Hurst Warne are retained by Rushmoor Borough Council in capacity of managing agent and letting agent at Belle Vue Enterprise Centre Aldershot.
