2 SUMMARY Due it s regional location just off I-85 and I-485, Concord Mills Blvd is a wellestablished retail trade area anchored by Concord Mills Mall (#1 tourist attraction in NC), and surrounded by the Nascar Speedway, Concord Regional Airport, and several manufacturing and distribution centers. The completion of I-485 in 2015 provided convenient access to Charlotte which allowed the residential population to finally take hold in the area. This has spurred significant residential growth in the area along with some retail growth, although the area is still under-served in certain sectors, including grocers. GROCER ACTIVITY Prosperity Church Road: 1 exit (about ±2mi) from our proposed site: Publix opened in 2017; Harris Teeter and Aldi also have locations here (all three are located in close proximity of I-485, just north of it) - Research has shown that these have become the some of the top performing locations for these supermarkets in this trade area. Earthfare opened ±1 mile north of our proposed site in 2017; first year sales are reportedly tracking 20% above projections Lidl set to open across from Earthfare in 2018 Harris Teeter, The Fresh Market and Trader Joe s have locations ±2mi south of the site along Mallard Creek Rd, south of I I-485 serves as a fairly significant psychological barrier in this market as evidenced by sales and traffic patterns No supermarket grocery stores exist North of I-485 along Mallard Creek Road our proposed site presents an opportunity to capture all of the traffic existing North of I-485 along Mallard Creek Rd and out position any existing and future grocers on Mallard Creek Rd (which is forecast to carry 45K VPD by 2030 in front of our proposed site) TRAFFIC Our proposed site sits along Mallard Creek Road just north of the I-485 exit Mallard Creek Road largely serves the residential population, allowing them to bypass the heavy traffic along Concord Mills Blvd when accessing their neighborhoods - Mallard Creek Road largely serves the residential population, allowing them to bypass the heavy traffic along Concord Mills Blvd when accessing their neighborhoods The increased traffic from I-485 completion & residential growth has led to the widening of Mallard Creek Road in front of our proposed site, which is expected to be completed by NCDOT has plans to continue the widening north of the site. - NCDOT traffic studies for the road widening forecast 45K VPD along Mallard Creek Road at our proposed site and 22K VPD along Ridge Rd at our proposed site by Traffic studies to measure current counts at the site are underway. Ridge Road running on the south side of the site, parallel to I-485, offers direct access to the site from the Highland Creek neighborhoods to the west & the Mallard Lake, Withrow Downs and The Settlements neighborhoods to the east (currently not served by a supermarket) allowing residents convenient access to the site without having to use on any heavily trafficked roads - A traffic signal will be installed at Odell School Road & Mallard Creek Rd, allowing signalized access to site in additional to several other entry points - This site allows a grocer to be the first stop off I-485, on the going home side of the road.
