3 1. About Stockland Stockland was founded in 1952 with a vision to not merely achieve growth and profits but to make a worthwhile contribution to the development of our cities and great country. Stockland is Australia's largest diversified property group and a top 50 ASX-listed company. They develop and manage residential communities, retirement living villages, office and industrial properties and are one of the largest retail property owners, developers and managers in Australia. For over half a century, Stockland has worked hard to grow their diverse portfolio of assets and projects while maintaining a conservative balance sheet. Stockland has diverse property skills, which connect Stockland to different types of properties in shared locations, to create places that inspire people to gather, to share and to live life. Stockland recognize their responsibilities to the environment and are a leader in sustainable business practices. Stockland is focused on five key areas Residential, Retail, Retirement Living, Offices and Industrial properties. Residential Communities Stockland is focused on delivering a range of master-planned and mixed-use communities in growth areas across Australia. At 30 th June 2012, Stockland has 88,000 lots in its portfolio and projects with a total end value of approximately $23 billion. Retail At 30 th June 2012, Stockland s portfolio comprises 42 retail centres accommodate more than 2,900 tenants and generate in excess of $5.6 billion in retail sales per annum. 1 Retirement Living Stockland is a top 3 retirement living operator within Australia, with 8,000 established units across five states and ACT. At 30 th June 2012, Stockland s portfolio includes a short-medium term development pipeline of around 3,800 units. Offices At 30 th June 2012, Stockland office portfolio comprises 21 properties in key locations, with a total NLA of over 400 square metres and a total end value of approximately $1.9 billion. Their focus is on maximizing investment returns across the portfolio. Industrial Stockland s industrial properties comprises just under one million square metres of building area and are strategically positioned in key locations for logistics, infrastructure and employment. At 30th June 2012, Stockland industrial portfolio comprises 13 properties with a total end value of approximately $0.8 billion

Designed for easy living with parks, playgrounds, schools, a golf course and the Westfield, North Lakes is a premier Stockland masterplanned community. With more than 10 years of careful planning, North Lakes is the heart of the New North. In the interim, the Moreton Bay Regional Council has a temporary library in the Town Centre. 4.2 Sport and Recreation Great opportunities exist for residents, new and old, to meet and feel part of something special. There are various sports activities including golf, swimming and many more. Catering for all ages, each playground is positioned so that almost everyone lives within 400 metres of one. There are many different activities for kids to explore, from flying foxes to climbing ropes, slides and swings. There is even a bocce green for the adults. Community Leisure Centres North Lakes own leisure centre will keep one and his family active. It includes a 25-metre heated pool, indoor heated programs pool and leisure pool with water features. Located in the Town Centre, the leisure centre also offers learn to-swim and squad programs. Parks, Sporting fields, Bike paths and Walkways Being active and healthy is easy at North Lakes, with 53 parks and 80 kilometres of bike and walkways to explore. A resident s home is never far from open space and being well connected means the kids will be able to walk or ride to one of their local schools. They have also remembered the other members of the family, with dedicated dog parks at Woodside and Edenvale. There are also sporting fields for a variety of clubs sports including cricket, soccer, AFL and rugby league. There is also an international-size rugby field. Gyms and Outdoor Fitness Equipment If someone is looking to take their fitness level to new heights, then there is several fitness stations dotted throughout the community. One will find a choice of gyms in the Town Centre offering weights, cardio and fitness classes. 11 4.5 Business and Employment Opportunities North Lakes provides various business and employment opportunities like: Over 6,500 people currently employed and 13,500 people will eventually be employed at North Lakes, when it will be completed. The Town Centre and North Lakes Business Park cater for a range of businesses including Budget Direct, Toyota, Snowdonia and Aquatic Achievers North Lakes Business Park will be a world class workplace integrated into the community. With this healthy work-life balance, one can spend more time with their family and with every necessity close by. North Lakes is also well positioned for easy access to Brisbane city, Brisbane Airport, the Northside and Sunshine Coast employment districts. 4.6 Entertainment and Health North Lakes own leisure centre complete with 25 metre heated pool, indoor heated programs pool and leisure pool with water features will keep the family active while having fun. Located in the Town centre, the leisure centre also offers learn to swim and squad programs. One can even have a coffee while they watch their kids train. 12 4.7 Queensland s Fastest Growing Areas North Lakes is the fastest population growth area in Queensland and the 4 th fastest in Australia. 5. Regional Growth Drivers Moreton Bay includes a diverse range of urban, coastal, hinterland and rural communities. In 2006 the population was approximately 333,000. Two major areas of urban settlement have been established in Moreton Bay a southern area and a northern growth corridor. The southern area is extensively developed and extends north from Brisbane to the North Pine River and the Pine River. It is focused around the Strathpine major regional activity centre. The northern growth corridor is focused around the Caboolture Morayfield principal regional activity centre, and the major regional activity centres of North Lakes and Redcliff. Riparian and biodiversity corridors provide east west links across the Moreton Bay sub-region. This includes The Mangroves to Mountains corridor, linking the Boondall Wetlands to Brisbane Forest Park in the west. Opportunities in new residential communities, economy and employment growth, and infrastructure provision are as follows:
13 Residential - An estimated additional dwellings will be required by 2031 to accommodate Moreton Bay s expected regional growth, population increase and demographic change. Urban growth will continue in the major residential development of North Lakes, Mango Hill, Griffin and Dakabin. These large broad hectare areas will provide Moreton Bay with a range of housing types and densities. The Caboolture Morayfield principal regional activity centre will be the focus for infill development within the northern growth corridors. Higher density residential development and mixed-use development will be located within the Caboolture CBD, particularly in the vicinity of Caboolture s railway station. Other significant infill opportunities will be generated through efficient use of land close to the Brisbane Sunshine Coast rail corridor, particularly the conversion of suitable rural residential lands and other remnant broad hectare lands at Narangba, and between Morayfield and Burpengary. Moreton Bay Regional Council will undertake planning and coordination to achieve orderly conversion to urban development. Economy and employment Moreton Bay requires strong employment growth to prevent a future shortfall in jobs and improve employment diversity. Development Areas will assist by providing high levels of self-containment and employment choice. Historically Moreton Bay s economy has been supported by retail, manufacturing, health care and social assistance, education and training, and construction. Regional activity centres at Caboolture Morayfield, Redcliffe, North Lakes and Strathpine are Moreton Bay s major centres for business, employment, research, education, services, higher density living and social interaction. Caboolture Morayfield accommodates regional offices of health, education, cultural and entertainment facilities that are centred around public transport nodes. Redcliffe, North Lakes and Strathpine each provide a sub-regional focus for administration. They accommodate subregional or branch offices of government, cultural and entertainment facilities of regional significance, and provide a focus for residential intensification. Bellara, Burpengary, Deception Bay, Kallangur, Petrie, Warner, Albany Creek, Arana Hills, Dakabin, Kippa Ring, Margate, Clontarf, Scarborough, Woody Point, Woodford, Dayboro and Samford all provide district level services. This network of centres will continue to provide an appropriate mix of business, community and government services, facilities and employment. Mixed-use development in accessible local and district centres will create additional business and employment opportunities. Promoting home-based businesses and community uses throughout urban and rural areas, and encouraging rural and tourism-related business opportunities outside the Urban Footprint, will achieve further economic and employment diversity. Other business and industry employment in Moreton Bay will be contained predominately within Caboolture, Morayfield, Burpengary, Narangba, Strathpine, Brendale, Lawnton, Petrie, North lakes, Rothwell and Clontarf. Continuing to develop these areas will produce a diverse range of employment and business opportunities, and increase the level of employment self-containment in the region. Elimbah East will be a light industry area that benefits from direct access to the Bruce Highway. Any urban development in Elimbah East will be subject to infrastructure and servicing requirements.
14 Identified Growth Areas - The SEQ Regional Plan identifies additional land west of Caboolture that, subject to further investigation, may in the long-term accommodate significant growth in the Moreton Bay region. The Caboolture West Identified Growth Areas is located adjacent to the Caboolture Urban Footprint. It includes lands east of the north branch of the Caboolture River and South of the D Aguilar Highway. Further investigation includes investigations into land capability and suitability, infrastructure requirements and responsibilities, appropriate land uses, necessary corridors and other relevant matters. This development also depends on: Achieving compliance with the Urban Footprint principles Providing road and public transport infrastructure that connects the Caboolture West Identified Growth Areas to the urban communities and activity centres of northern Moreton Bay Achieving leading environmental performance for any urban development and related infrastructure Coordinating the delivery of infrastructure, including public transport aligned with growth Demonstrating high levels of employment self-containment Demonstrating sufficient demand for further urban land in this northern corridor. In the meantime, development in Caboolture West is subject to the relevant RLRPA requirements within the SEQ Regional Plan regulatory provisions. Infrastructure The Moreton Bay area requires further capital investment to meet the demand driven by growth and change. Key projects identified in SEQIPP to support the delivery of the SEQ Regional Plan include: North south arterial roads Upgrades to east west links Upgrades to the Bruce Highway and intersections The Houghton Highway duplication and bus priority The Lawnton to Petrie third rail track The Petrie to Redcliffe Rail Corridor The North Lakes health precincts The Caboolture health precincts An upgrade to Redcliffe s Aquatic Centre
