2 encompass a 250-acre, mixed-use corporate campus that includes office, hotel, retail and residential components. The sites are located in an undeveloped area in Green, Ohio, situated west of Interstate 77, north of Greensburg road, east of Massillon Road and south of Graybill Road. The strategic location will make it an attractive option for businesses that desire direct frontage along I-77 and its estimated daily traffic count of 87,000, access to two highway interchanges (AkronCanton Airport and Massillon Road), and adjacency to the newly constructed Akron General Wellness Center. By positioning as a 250-acre job-ready site located along I-77, we are creating a unique opportunity to attract top-quality businesses and jobs for the region. The Project offers small, medium and large tracks of land with all utilities. Engineering is almost complete for a 3-mile, $9 million dollar roadway called Town Park Boulevard that runs through the entire project. Approximately 1,000 linear sq. ft. of this roadway is completed. The development will have signature gateway elements marking the three main entrances of the site: entrance one at Massillon Road and Town Boulevard, entrance two at Wise Road, entrance three at Greensburg Road. Specific building use, organization and articulation may vary from site plan to site plan; however, the character of each building in the project will reflect the high quality standards of the overall development. When fully built out, the project site could generate an economic impact of $100 million, payroll of $75 million and more than 1,500 jobs. 2

4 Although other locations are available for the types of buildings and businesses proposed for this project, this site s adjacency to I-77 and the Akron-Canton Airport cannot be duplicated. Since merging with the Village of Green and becoming a city in 1992, the city of Green has experienced significant growth. The community s population has increased from 20,587 to 25,699 from the time of the 1990 census to the 2010 census. This is a 25 percent increase, while Summit County and the State of Ohio only increased by 5 percent and 6 percent, respectively. Additionally, the city has grown economically, becoming a regional focal point for the expansion of several industries. Due to the growing population in the city of Green, several area roads have begun to experience considerable congestion. Town Park Boulevard is to be a major thoroughfare that has been planned by DeHoff Development Company and the city of Green for more than a decade. A portion of Town Park Blvd. was constructed recently as part of the Akron General Health and Wellness/ Emergency Room facility located on Massillon Road at the entrance of Union Square. The construction of Town Park Boulevard and Lauby Road extension will connect Massillon Road, through the sites, to the Akron-Canton Airport. It will become a critical interior artery running parallel to I-77, creating a major four-lane thoroughfare through the corporate campus and helping to relieve traffic congestion on Massillon Road. Creating this direct, limited-access roadway from the Akron-Canton Airport to the project site is critical, as it will accommodate the anticipated expansion of the energy industry for the region and position as a job-ready site for business looking for high-quality office space. The recent boom in the natural gas extraction industry has had a significant, positive impact on the area s economy. The city of Green in Summit County and the Jackson Township area in Stark County are both experiencing economic growth as a result of this industry. The natural gas industry projections estimate the creation of 200,000 new jobs and $500 million in tax revenue in Ohio by The area has already seen a significant increase in jobs, a higher hotel occupancy, expansion of services and maintenance businesses to serve the industry, as well as a stronger real estate market as facilities are built to support the industry. 4

6 Akron-Canton Airport remains one of the strongest, fastest-growing airports in the nation. It has experienced 9.4 percent annualized growth for the past 15 years, versus the U.S. average of 1.3 percent. Akron-Canton Airport offers the lowest average fare of any airport in a five-state region Ohio, Pennsylvania, Michigan, Kentucky and Indiana. Growth is forecasted to continue, with passenger traffic up 12.5 percent year to date over 2011, anticipated 1.85 million total passengers in 2012, and the arrival of Southwest Airlines, which began service in August The project will have a ripple effect on the larger region, allowing Ohio to grow in a more competitive environment. The project has potential to create complementary opportunities with local businesses and surrounding community assets. It represents an opportunity to bring economic prosperity to our region.
